Developer Du Val has sold all but eight of 150 new Lakewood Plaza apartments in Manukau.
The studio and one-bedroom apartments fall short of minimum size regulations under the 2016 Auckland Unitary Plan.
It's selling them as half of a "twin-key" set-up, where two apartments - totalling 53 square-metres - are connected through a door.
One Roof's Owen Vaughan says although there's a demand for affordable housing, developers are moving away from teeny spaces.
He says they don't have a long life span - and really only work in big city's like Paris and New York.
