The blaze happened about 7.30 last night on rural Conservators Road, near the airport.
Canterbury metro commander Lane Todd says the property was extensively damaged.
He says the body hasn't been officially identified and is yet to be removed from the house.
Police and Fire and Emergency will be jointly examining the scene, but Todd says the building is unsafe - so it'll take some time.
A neighbour has told Newstalk ZB an older man lived alone at the property.
