Core Logic predicts property listings are likely to remain tight, with low interest rates encouraging borrowing.
The market could cool slightly in the second half of 2021 - if the Reserve Bank tightens LVR rules for investors in March.
But Property Economist Kelvin Davidson says unexpected events can always throw everything into chaos.
He says the biggest risks for the property market are a sharp rise in unemployment and interest rates.
